Quick answer

Exterior waterproofing in New Jersey stops water on the outside of the foundation: the crew excavates down to the footing, cleans and seals the wall with a waterproof membrane, and installs a footing (perimeter) drain in gravel to carry groundwater away before it can press against the wall. It’s the right choice when a wall is actively failing or when surface water must be intercepted — whereas an interior French drain is the affordable default for most homes. RDC recommends honestly which one your home needs and warranties the work for the life of the structure. Call (908) 569-1876.

Solutions

What exterior waterproofing actually involves

Exterior waterproofing is the most thorough way to keep water out of a basement because it attacks the problem at the source — the outside face of the foundation, where the water actually is. It’s a bigger job than interior drainage, and when it’s the right job, nothing else compares. Here’s what RDC installs:

  • Excavation to the footing: we carefully dig down alongside the foundation, all the way to the base of the wall, exposing the full height that’s below grade.
  • Wall prep & repair: the exposed wall is cleaned, and any cracks or failing parging are repaired so the membrane bonds to sound concrete or block.
  • Waterproof membrane: a heavy waterproof membrane — a rubberized or dimpled drainage board — is applied to the wall, creating a continuous barrier that sheds water down and away instead of letting it soak in.
  • Footing (perimeter) drain: a perforated pipe set in clean stone at the footing collects groundwater and carries it to daylight or a sump, so water never builds pressure against the wall.
  • Proper backfill & grading: we backfill with drainage-friendly material and re-grade the surface to slope away from the house, tying the system together. See also yard drainage.

Done correctly, exterior waterproofing keeps the foundation wall itself dry — not just the basement floor — which is why it’s the answer for a wall that’s deteriorating from the outside in.

Warning signs

Signs your New Jersey home needs exterior waterproofing

Most wet basements are solved from the inside — but these situations call for stopping water on the outside.

A deteriorating foundation wall

When block is spalling, mortar is washing out, or the wall face is actively breaking down, the water has to be stopped outside before the wall gets worse.

Water pushing through mid-wall

Leaks well above the floor — not just at the cove joint — can mean surface water and saturated backfill are driving straight through the wall.

Heavy surface & grading water

A house set into a slope, or a yard that channels water toward the foundation, sometimes needs the water intercepted outside before anything else works.

Failed original exterior coating

Older homes with a long-gone builder’s damp-proofing coat often need a proper modern membrane to stay dry.

Interior drainage isn’t enough

When an interior system can’t keep up with the volume, adding exterior interception relieves the pressure at the source.

You’re already excavating

If the foundation is being exposed for other work, it’s the ideal moment to waterproof the wall from outside once and for all.

Causes

When exterior waterproofing beats interior drainage

This is the honest heart of the decision, and RDC won’t sell you the bigger job just because it costs more. For the majority of New Jersey basements, an interior French drain routed to a sump pump is the smarter fix: no excavation, no landscaping loss, works in any weather, far more affordable, and it manages the water rising through our high water table. That’s the default, and we say so.

Exterior waterproofing earns its higher cost in specific situations:

  • The wall itself is failing. If the foundation is deteriorating from water on the outside, you have to stop that water outside — interior drainage manages what gets in but doesn’t protect the wall.
  • Surface water must be intercepted. A home set into a hillside or fighting heavy grading water sometimes needs the water caught before it ever reaches the foundation.
  • You want the wall bone-dry, not just the floor. Exterior systems keep moisture out of the wall assembly itself, which matters for certain finishes and uses.
  • Access is already open. When excavation is happening anyway, doing it once is efficient.

New Jersey’s dense clay makes excavation genuinely disruptive and costly, which is exactly why we reserve exterior waterproofing for when it truly outperforms interior drainage. Our free inspection tells you which camp your home is in — we fix the source, not upsell.

Exterior waterproofing questions

Frequently asked questions

How much does exterior waterproofing cost in New Jersey?

Exterior waterproofing costs more than interior drainage because it involves full excavation to the footing, membrane, a footing drain, and backfill. Price depends on wall depth, linear footage, and access. RDC gives a fixed, itemized quote after a free inspection — and only recommends it when it genuinely outperforms an interior system.

Is exterior waterproofing better than an interior French drain?

Not for most homes. An interior French drain to a sump is the affordable, reliable default for the majority of NJ basements. Exterior waterproofing is better when the wall itself is failing or surface water must be intercepted outside. RDC tells you honestly which your home needs.

What is applied to the wall during exterior waterproofing?

After excavating to the footing and repairing the wall, we apply a heavy waterproof membrane — a rubberized coating or dimpled drainage board — that creates a continuous barrier shedding water down to a footing drain in gravel, so water never presses against the foundation.

Will exterior waterproofing tear up my yard?

Excavation does disturb landscaping along the affected wall, which is one reason we reserve it for jobs where it’s truly warranted. We backfill with drainage-friendly material, re-grade to slope water away, and restore the area as cleanly as possible.

Does exterior waterproofing include a drain?

Yes. A proper exterior system includes a footing (perimeter) drain — perforated pipe set in clean stone at the base of the wall — that carries groundwater to daylight or a sump. The membrane and the drain work together; neither is complete alone.
